The Process

Sixteen to twenty-four weeks, described honestly.

Every stage, what it actually looks like living through it, and exactly when money moves. Nothing here is skipped, including the stages that aren't glamorous.

  • Weeks 0–2

    Consultation & concept design

    An unhurried first visit, followed by concept drawings and an honest feasibility view within two weeks.

  • Weeks 2–8

    Design development & planning

    Detailed drawings, structural engineering, and — where required — the planning application or Larger Home Extension prior approval. Conservation area and listed building conversations happen here.

    Paperwork, not disruption
  • Weeks 8–10

    Groundworks & foundations

    Excavation and foundation pours. Machinery on site, but contained to the footprint of the new build.

  • Weeks 10–14

    Steel frame & shell

    Structural steel goes up, the shell takes shape, and the roof structure is closed in. The loudest, dustiest stretch of the whole build.

    The disruptive weeks
  • Weeks 14–17

    Glazing & roof lantern

    Bespoke steel and frameless glazing installed — ordered in week two specifically so it arrives on programme, not late.

  • Weeks 17–20

    First fix

    Electrics, plumbing, insulation and plastering. Interior work only from this point — the disruptive outdoor stages are behind you.

  • Weeks 20–23

    Bespoke joinery & second fix

    Kitchen, flooring, and joinery built and fitted by our own workshop — drawn for this room specifically, not a catalogue range.

  • Weeks 23–24

    Snagging & handover

    A joint walkthrough to catch anything before sign-off, and the building control completion certificate.

    Scope, price and payment stages fixed in writing before any deposit is taken.
