Often not for a single-storey rear extension — permitted development allows up to 4m (detached) or 3m (other houses) without prior approval, extending to 8m/6m under the Larger Home Extension scheme with neighbour consultation. Article 4 directions and listed status change this, which we establish at the first consultation.
Almost always, though it depends on how the existing kitchen connects to the new space. We sequence the programme to protect one working kitchen and bathroom for as long as the structural work allows.
A large upfront payment is the clearest warning sign in this trade. We cap the deposit and take the remainder against completed, inspected stages — never a milestone we set ourselves.
Joinery is built in our own workshop. Glazing is fabricated and fitted by a specialist partner we have worked with on every project for over a decade — never an unfamiliar name found for a single job.
